Emergency Foundation Issues: What Actually Counts

The triage we run on every worried call. The tall bar is the rare one — most foundation problems give you weeks to decide well, and many give you seasons.

"Foundation emergency" is a phrase that does a lot of selling. It shows up on billboards, in mailers, and in the urgent voice of a salesman explaining why tonight's price expires tonight. So let's say the quiet part first: most foundation problems are not emergencies. On Central Texas clay, the typical problem develops over seasons and leaves you weeks or months to make a good decision. But most isn't all. A small set of situations genuinely calls for same-day action, and knowing the difference — actually knowing it, not guessing at it while you're scared — is worth more than any limited-time discount. This is the triage we run on the phone: what counts as a true emergency, what's urgent but survivable, what just needs watching, what to do in the first 24 hours, and what not to pay for under pressure.

Three buckets, not one alarm

Every worried call sorts into one of three buckets, and the sorting question is almost always the same: how fast is it changing? Not how wide the crack is, not how alarming it looks — how fast.

  • True emergency — act within hours. Movement you can watch happen. Something changed dramatically in a day or two, usually because water arrived suddenly where it wasn't before. This is the rare bucket: a handful of the calls we take in a year.
  • Urgent, not emergency — act within weeks. A real, progressing problem that deserves measurement before the next hard wet-dry swing. Doesn't deserve a panic signature.
  • Monitor — watch across seasons. The biggest bucket by far. Cracks and quirks that need a date penciled next to them and a second look after the weather has cycled, not a crew.

The reason speed is the sorting question is the soil itself. The expansive clay under the San Antonio–Austin corridor swells when wet and shrinks when dry, and it does both slowly — over weeks of drought or wet weather, not overnight. Foundation movement driven by the weather simply cannot ambush you in a day. The genuine ambushes almost all share one cause: a lot of water showing up suddenly in one place — a burst supply line under the slab, a failed drain, a broken irrigation main running for days against one wall.

What actually counts as an emergency

Sudden major movement after a plumbing leak

This is the most common true emergency we see. A pressurized water line under the slab fails and pumps water into the clay around the leak — sometimes hundreds of gallons a day, every day, until someone notices. Clay that gets that kind of drink swells hard and fast, and the slab above it lifts. The signature is movement with a center: a hump growing in a hallway, tile cracking outward from one spot, a floor that was flat last month and visibly isn't today, sometimes a warm patch underfoot or the sound of running water with every fixture off. This is heave rather than settlement — the soil pushing up instead of falling away — and the two get confused constantly, which matters because they're treated very differently.

Why it's an emergency: the damage is being driven by an active water source, so every day the leak runs, the problem gets materially worse — and piering a slab while the leak still runs is pointless. The fix sequence is always water first, structure second. Visible structural separation

Cracks are one thing; parts of the house coming apart from each other are another. A porch column that has shifted off the beam it carries. Brick veneer bulging or leaning away from the wall behind it, not just cracked but separating, where it could fall on someone. A gap at the top of an interior wall wide enough to see into, that wasn't there last week. A lintel over a window or garage door that has dropped on one end. These are no longer questions of slab elevation — they're questions of whether a specific heavy thing is still adequately held up.

Same-day response here doesn't usually mean same-day repair. It means keeping people and cars away from the affected spot and getting qualified eyes on it — sometimes ours, sometimes a structural engineer's — to answer one question: is anything at risk of falling before this gets properly diagnosed? Usually the honest answer is no, and the situation downgrades to urgent. But this is the one category where "wait and see" can put someone under a falling object, so it earns the phone call.

Doors that stop working within a day — plural, and suddenly

One door that's been rubbing a little more each month is a classic monitor-to-urgent item, and usually means slow seasonal movement in that part of the house. What earns the emergency label is different: several doors or windows along one side of the house going from fine to jammed within a day or two. Door frames are accidental measuring instruments — they're rigid rectangles, and they rack visibly when the slab under them moves. When a whole row of them fails at once, the slab just moved fast, and slabs don't move fast without a reason. Nine times out of ten the reason is water: a leak you haven't found yet, a pool or irrigation failure, a drainage change from recent work. Treat it as a search for the water source, on a clock.

Notice what's not on the emergency list: crack width. A half-inch stair-step crack that has looked exactly the same for five years is a cosmetic and resale problem, not a tonight problem. A hairline crack that doubled in a week is more urgent than a wide one that hasn't budged since the Obama administration. Size describes history; speed describes the present — and only the present can hurt you.

Urgent, but not an emergency

The middle bucket holds real problems on a real clock — the clock is just measured in weeks, not hours. These deserve a measured inspection soon, ideally before the next hard swing of our weather does another round of work:

  • A crack that's measurably growing between checks — longer, wider, or with one side now sitting proud of the other.
  • A corner visibly dropping after a drought — new stair-step cracking in the brick, a door starting to bind in the nearest room.
  • Diagonal cracks opening from window and door corners inside, in more than one room, fresh enough that the paint edges are clean.
  • A floor developing a slope you can feel, or a gap opening between floor and baseboard along one wall.
  • Anything on the monitor list that just changed state — the dated, stable crack that finally moved.

Urgent means: get real numbers within a few weeks, then decide calmly with the data in hand. It does not mean accept the first proposal from the first truck in your driveway. The gap between "2–3 piers now" and "10+ piers later" on this soil is measured in years of neglect, not weeks of comparison shopping. You always have time for a second bid.

Monitor: where most calls land

And then there's the biggest bucket: the hairline crack in the garage floor, the shrinkage crack in the slab edge, the stair-step mortar crack that's been the same width through three summers, the door that sticks in August and behaves by November. Concrete cracks as it cures; houses breathe with the seasons on clay. Most of it means nothing structurally, and the honest recommendation for most of it is to watch it, cheaply and systematically: pencil a date at the crack's tip, measure its width, photograph it with a coin for scale, and look again after a wet season and a dry one. The first 24 hours

Suppose something genuinely sudden has happened — the hump, the row of jammed doors, the separation. Here's what's actually worth doing in the first day, in order:

  • If water might be involved, shut it off at the meter. It's free, it's reversible, and it stops the one mechanism that makes foundation problems worse by the hour. Check the meter first with every fixture off — if the dial still creeps, you've found your answer.
  • Get a plumber doing leak isolation before anyone quotes piers. If a leak caused the movement, the leak is the repair that can't wait. The foundation conversation comes after, with the soil no longer being watered.
  • Document everything, fix nothing. Date and photograph every crack and gap with a coin for scale. Don't caulk, patch, or paint — the cracks are the diagnostic record, and a fresh patch destroys the evidence your inspector and your insurer both need.
  • Keep people away from anything visibly separating. That's the whole intervention. You don't need to evacuate the house over a foundation problem short of a gas smell or an engineer's say-so.
  • Call your insurer if a plumbing leak is in the picture. The pressure test: a true foundation emergency is about stopping water and keeping people clear — both of which are free. The repair itself is almost never a same-day decision, even in the worst cases, because slabs are repaired after the cause is controlled, not during. So any contract that must be signed tonight is, by definition, not solving the emergency. It's using it.

What not to pay for under pressure

Fear is expensive, and parts of this industry have built a business model on it. A field guide to the moves:

  • The tonight-only discount. Legitimate pier work is priced from measurements and footage, and the price holds for weeks. A number that expires when the salesman leaves the driveway was invented in the driveway.
  • An emergency surcharge on non-emergency work. Stabilizing piers under a corner that's been settling for three years is scheduled work. Paying a premium to do it Thursday instead of in two weeks buys you nothing the clay will notice.
  • A whole-perimeter pier plan with no elevation data. If nobody measured your slab, the pier count came from your budget, not your foundation. Ask to see the elevation map; no map, no signature.
  • Epoxy or "crack injection" sold as a structural fix during active movement. Filling a crack doesn't address what opened it, and on a moving slab it's a cosmetic patch at structural prices.
  • A deposit to "hold a crew" for an undefined scope. Scope first, then schedule. Money that moves before the plan exists tends not to come back.

None of this means every fast-moving company is dishonest — it means urgency claims are testable. Ask what specifically gets worse, by how much, if you wait two weeks for a second opinion. A real emergency has a real answer to that question (the leak keeps running; the column keeps creeping). A manufactured one gets you a change of subject.
